1. Get at least three to five bids. Usually you will have a few bids very similar in price to each other making them the bids to consider. If you have a very low bid, there is probably a vast difference in job specifications, materials and quality of work.

2. Ask for and check references.

3. Check with the Better Business Bureau @ www.bbb.org. for the company’s BBB rating. Also check if the company has complaints and how they were resolved.

4. Check if the company is licensed and qualified to obtain necessary permits. Be wary if you are asked to obtain the permit. Village code places the responsibility for permits on the homeowner, but a good contractor will obtain the permits for you.

5. Upon choosing a contractor, ask for a certificate of insurance. Coverage should include vehicles, workers compensation and general liability with at least one million dollar ($1,000,000) coverage.

6. How long has the company been in business and do they have an established reputation? See if the company has a personal website and check reviews posted for previous work.
